What is a property manager?

What are the tasks of a property manager?

First of all, he/she is the one who manages the accounts and everything related to the community documentation, the annual budget, invoices, payments, bookkeeping etc.

He speaks on behalf of the community as a whole, although he is there as a representative of the community, i.e. the decisions taken by the community must be abided by, even if he does not share them.

It organises the neighbourhood meetings and goes to them to take the minutes of the meeting, which is where the agreements reached by the neighbours are recorded.

Answering this question is complicated, the cost depends on the number of neighbours, the complexity of the community, the service contracted, etc., let’s say that each quote is tailor-made. However, the cost can vary between 6-8 euros per neighbour, to give you an idea.

Is it worth hiring a property administrator?

In my opinion it is very worthwhile to hire a property administrator to manage the community, it is a very widespread service, so the cost per neighbour is very low, and it will take away a lot of problems and conflicts with our neighbours, this in practice is priceless.
