If we have a community service in our community such as a gymnasium, paddle tennis court or swimming pool, can we prohibit defaulting neighbours from using it?

Yes, the community of owners can prohibit the access to these services to the neighbours in arrears until they are up to date with their payments, you can find more information in article 21.1 of the Horizontal Property Law.

Is community insurance mandatory?

No, it is not mandatory to have community insurance. Only two autonomous communities require at least basic community insurance (fire and third-party damage): Madrid and the Valencian Community.

If I live in a community of neighbours, do I have to take out home insurance??

No, home insurance is not mandatory (unless you have a mortgage)

What happens if my home causes water damage to a neighbour in my community and I don’t have home insurance?

In the event that you cause damage to a neighbour and you do not have home insurance, you will have to respond to the damage with your own resources, if the source of the damage is communal, the insurance of the community will take care of it, if there is one, but if it is private (i.e. of your home) you will have to take care of it personally.
