
What is the ITE?
This is a mandatory evaluation of the building in order to identify and correct structural or habitability deficiencies in the building.
Who should I ask about the ITE of my building?

When is the inspection mandatory?
This depends on the autonomous community and the municipality, so we cannot give you a specific figure. At this address you can consult the Palma ordinance (over 25 years and review every 10 years),

What is checked in a technical inspection of buildings?
General aspects of the community, such as the state of the structure and foundations, , plumbing and electricity, accessibility of the building, walls, roofs and roof terraces, energy efficiency, are always checked by a competent and qualified technician, who will issue a report to be submitted to the local council after the inspection. In general, the aim is to determine that the building is in good condition.
Can I not pass the ITE?
The inspection report may result:
- No deficiencies.
- With slight deficiencies.
- With serious deficiencies.
- With very serious deficiencies.
Depending on the case of our community, we will have to correct the deficiencies found or not, but if the ITE is unfavorable and the deficiencies are not corrected, the community may face sanctions.
Is the ITE the same as the IEE?
No, the Building Evaluation Report is a different inspection from the ITE, this is applied, at least in Palma, to buildings over 50 years old, in this inspection the state of conservation of the building is analysed, the accessibility conditions and the energy certification of the building, among others, it is also mandatory and can lead to penalties.
